The Fixed Daily and Evening Shared Office Rentals are ideal for businesses that may not need or want the burden of a full-time office, or who would like to expand their business/practice to a different county. The offices are fully furnished and designed by a professional interior designer. We have four (4) offices available for daily or evening use, therefore it is feasible to obtain your desired schedule.
This shared office option is a flat rate for specific blocks of time for the entire month. With this rental, a single office will be booked the same day or days each week. Even though the Office Rentals are defined for specific day(s) of the week, tenants have the flexibility of booking additional hours on different days and times of the week using the online calendar. This allows for tenants to build their practice or business in their own time yet allows flexibility for tenants to add additional appointment hours or accommodate patient emergencies.

Bauer Properties offers a Fixed Daily or Evening Rental Option. Tenants define a specific office, day, and time they would like to use the office each month, and Bauer Properties reserves the office for them. Our shared offices are available Monday through Sunday 5:00am to 11:00pm and during Emergency hours. This is a great economical option for many because you only pay for professional office space when you need it. Our reasonable rates of $10.00 per hour make our rentals very appealing.
The Bauer Properties Fixed Lease option has a 6-month or 12-month term with a 90-day notice of termination.
During the term, the lease cannot be altered or changed. Changes can be made during the lease renewal period at the end of the term. If no changes to the lease are requested upon renewal, the lease shall automatically renew for another 6-month or 12-month term.
With the Fixed Lease option, a variety of predefined schedules can be set up. Even though these Office Rentals are defined for a specific block of time during the week, tenants have the flexibility of booking additional hours on different days and times of the week using the online calendar. This allows for emergencies on different days including Sundays.
With the Fixed Lease rental, there is no monthly maintenance fee. Payment for the Fixed Office Rental is invoiced the 23rd of the previous month and due at the first of each month through Check, Zelle, Venmo, or PayPal payment system. If a tenant elects PayPal as their method of payment, a 5% fee is added to the Monthly Flat Rate. No fee is added for Check, Zelle, or Venmo.

Our Fixed Daily or Evening Shared Office Rentals rates are $10.00 per hour. Since our Flexible By-Appointment Rental rate is at $11.00 per hour, a discount can be seen with this rental option. Further, a discount is seen when there are 5 weeks in the month oposed to 4 weeks. The Monthly Flat Rate includes 4 or 5 week months.
One Example of the many possibilities for Two 6 Hour Blocks: Lease a single office for One 6 Hour block every Monday 8:00 AM - 2:00 PM and One 6 Hour block every Thursday 8:00 AM - 2:00 PM for the entire month.

A security deposit is required in the amount of one (1) months' rent or $200.00, whichever is greater.
A $25.00 Door Plaque fee is required. The Door Plaque fee covers the cost of creating a door plaque, which we order for each of our new tenants. The Door Plaque helps to ensure that your patients/clients know where your office is located.
Since 2002, Bauer Properties has cleaned the property extensively using Lysol disinfecting cleaning products, which has been shown to protect from the flu and other viruses. From news reports, this approach is proving to be effective for the COVID-19 virus as well. The cleaning staff cleans all surfaces, door frames, door handles, flooring surfaces, and bathroom surfaces with disinfecting cleaners and sprays.
We follow the CDC Guidelines for a clean & safe office environment. We encourage our tenants assistance with our efforts for flu and COVID-19 prevention.
